As a Landlord with a substantial number of properties let out through HOWM, ranging from one bed flats to nine bed HMO's, I feel that I am in a good position to give an honest opinion on the strengths or failings (if any) of this company.
I can honestly say that Housing Options West Midlands' senior management team - besides always being very helpful and understanding -, also have an excellent team who support them on a day to day basis. The whole team is always very courteous, polite and extremely helpful, be it on the telephone or in correspondence by letter or email or even when visiting their office and meeting everyone in person. Credit goes to the Finance Director for managing an excellent and courteous team.
I am delighted with the services provided HOWM's Utilities team; they do a fantastic job whether they are taking on a new property or closing one out. They are exceptional in that they are very quick in providing the necessary information to the Council Tax departments, the gas and electric utility companies and the water companies. The great thing is that I am always copied into the emails sent. thus helping me to keep my records straight. With HOWM's predecessors on two occasions in the past, we have had the gas cut off due to non payment, but never a problem since HOWM took over. Compliments to the utilities manager and the utilities team.
We receive a letter in the post several weeks before a certificate is due. This is followed by reminder emails a few days before renewal. This I find has certainly had the effect of making us efficient in pre arranging inspections with no last minute panic inspections. The staff also thoroughly go through each certificate and highlight an deficiency or recommendation with us.
I find that HOWM do not bother me for small day to day maintenance matters; they just send their own maintenance team to tackle the job. This is a big help and relief to a landlord like myself. Also they help us landlords when it comes to issues with their client company.
HOWM now has a fine team of Property Inspectors, who are experienced, fair and reasonable to work with. The training invested in this team by the Procurement and Compliance Managers has paid dividends.
I am delighted to say every single rent payment to us has always been on time or a day before due date.
All in all, and I believe that I am not alone in mentioning this(having met other landlords at the cricket match), HOWM is a god send for us landlords. They offer an efficient, friendly and a very professional service and long may they flourish.

As a property landlord I have over the years struggled with a managing agent who will take care of my properties and tenants.
Fortunately in 2012 I was introduced to Housing Options West Midlands Ltd, who I engaged to take care of my properties. Over the time the HOWM team have managed my homes and I have not had a single issue. My rental income is on time and consistent, any tenant queries are dealt with in house and I am not disturbed in anyway. If any work needs to be undertaken on any of the properties, it is dealt with and to date at no extra cost to myself, just a polite email from 'their' admin team sent to notify me.
The whole team from admin to the management are polite, friendly, trustworthy and committed to delivering an excellent service.
I am extremely grateful that Housing Options West Midlands Ltd manage my properties and will have no hesitation in passing on future properties to them and recommending them to other landlords.
